Disclosure is the act of making something known. A fact disclosed may be a secret that will cause some damage once the information is made available, or it may have little impact or interest on a potential buyer. Property that is the subject of a possible real estate transaction may contain defects, problems, or complications. Some of these issues may be minor, and some may be very serious.
Understanding exactly what information needs to be disclosed is not as simple as one might think. Whether there is a strong motivation to sell the property or disagreements about the seriousness of the issue, or the variety of legal requirements from state to state, a robust knowledge of disclosure issues is important to a successful real estate career.
The information provided in this class is intended for educational purposes only and does not constitute legal advice. While the content is designed to enhance the understanding of certain legal concepts, it is not a substitute for professional legal advice
